I enjoy people who want to get at a task quickly and not always think all details out. They appear motivated and excited about life. Yet, they can get hurt leaping off that cliff without checking the depth of the water.
I have found this to be true recently with some buyers I have met. I have met them at an open house or they have been referred to me by a parent or friend. They have been working with a Realtor looking at properties and have gotten frustrated as that Realtor has not been doing the job they wanted. I meet with them and find out several interesting things.
First, they are not pre-approved with a lender and do not have a clear idea of the financing steps to purchase. In one case the buyer did not have enough money saved to buy a house. How cruel that first Realtor was to tease a buyer with seeing houses, and now they cannot buy until they do some more saving.
Second, the buyer has not sat down and reviewed with the Realtor what they want in a house or a neighborhood. I met with a buyer who had worked two months with an agent and felt the agent was not good. We talked for awhile and I quickly realized what the problem was. The buyer wanted a three bedroom, 2 bath, formal dining room home in Southwest Minneapolis for about $235,000. She really needed to see houses in the $260+ range to get those characteristics.
Third, buyers don't want to know the truth .They like Realtors who play it their way. It is not good to hang with people who will do things to make you happy. A buyer needs a Realtor who will service them, be honest with them, but they need a Realtor who will hold a mirror up to their face and show them reality. There are too many agents out there with a full tank of gas that will run the buyer around. Doing that frustrates the buyer and makes them feel like they will never find their match.
Take the time to get knowledge before you leap into house hunting. It is too complicated a task to leap at without thinking things out first.
