Zero tolerance. This is a phrase to describe many things, and it is a phrase that now describes buyers when purchasing real estate. They will not tolerating anything that does not meet their needs. Sellers, when their listing first starts, do not believe this. They figure it is one or two fussy buyers, but as the listing continues on they become frustrated by the buyers who won't tolerate anything wrong with the house. This weekend I held an open house in a sweet neighborhood in Edina. The house had new windows, new siding, new roof, new furnace, new central air, new kitchen counter tops, new hardwood floors in kitchen, three new baths, a master suite to die for, all new decorating, but the driveway was cracked. I heard more complaints about that driveway than I could imagine. The frost is still in the ground. What did they think the seller could do this time of year? Make an offer and ask the seller to install a new driveway. These objections are not objections but are a means by which the buyer does not have to buy. They are eliminators and not buyers. They feel good at the end of a Sunday when they can confirm no house was good enough to buy. Sellers are at the other end of the thought pattern and cannot believe this is true. Oh, it is so true.
