In the Twin Cities it has been a standard to have on Tuesdays Broker's Opens for new listings. In fact we used to have caravans of cars following one another from listing to listing. In 1986 when I started selling houses, my broker has a bus that drove us around to the new properties.
Today these opens are poorly attended, yet many Realtors still have them. The thing I find interesting about real estate is that it is hard for us to change our ways. Here are the reasons why I find many Realtors do not attend Broker's Opens:
1) With the use of the internet over 80% of buyers find the properties and not their Realtor. So, Realtors wait to hear from their buyers.
2) The agents that are real producers prefer to look on line rather than drive from place to place.
3) Agents no longer list properties just in their geographic area. It is impossible to get to listings over 1/2 hr from the office.
4) Listing agents find it a waste of their time to sit for 2 hrs. in a property with few or no one attending.
Technology has changed real estate just like it has changed many businesses. It is not what is changing but how you are using those changes.
