I enjoy debates. What we can debate about today is what is of more value, a wood burning fireplace or a gas fireplace? It all depends on the perspective you have.
A seller who has gone to the expense of installing a gas insert in their fireplace, will say the gas is of more value. The seller who has remained with the wood fireplace will say they are true to the intent of the fireplace and it has more value.
Young buyers will often state they want the wood burning fireplace. They love the sound of the fire crackling and the smell is to die for. They find it romantic and very homey. A 45+ buyer will say the gas fireplace is their preference. They don't want to drag the wood in , clean out the ashes, and find it not very energy efficient.
This morning when I woke to a rainy, cool morning, it was wonderful to hit the button and have that gas fireplace fire up. It really did warm the first floor of the house and remove the wet, dreary feeling.
I tell buyers who want that woody smell, to try a fire pit. After all, don't we really want the smell outdoors and not in the house? Plus, you get to roast the marshmallows and make the smores.
Yes, there is always that concern how Santa will get down the chimney with the gas insert. Since Santa is full of magic, I guess he will figure that dilemma out!
